A more flexible way to move

RED BuyFirst™

Explore purchasing your next home before selling your current one. We help you evaluate financing, eligibility, overlapping expenses and timing before you commit.

Availability and financing are subject to eligibility, lender or program approval, and property requirements.

Change the order of your move.

Buying first can provide flexibility, but it may also mean carrying two homes temporarily.

Traditional sell-first path

  1. Sell current home
  2. Buy next home
  3. Move

Potential buy-first path

  1. Qualify
  2. Buy next home
  3. Move
  4. Sell current home

Illustrative sequences only. Actual contracts, contingencies, closing dates, possession terms and financing will vary.

Three ways to make your next move easier.

Not every strategy is a true buy-first arrangement. We help distinguish what each one accomplishes and which may be available.

RED HomeSwap™ trade-in program

An eligible homeowner may qualify for a partner-assisted program designed to help coordinate the purchase of a new home before selling the existing one.

Bridge or equity-based financing

Depending on your equity, income and lender approval, financing may help fund the next purchase while your current home remains unsold.

Loan terms, debt obligations and the cost of carrying both homes matter.

Coordinated closing or possession

A longer closing, negotiated possession period or leaseback may reduce moving pressure without buying first. This is an alternative timing strategy, not a buy-first loan.

All terms depend on the parties' agreement and applicable requirements.

What determines whether buying first is realistic?

A workable plan depends on more than how much your home is worth. These are the key questions to answer before making an offer on another property.

Equity and available funds

How much accessible equity or cash is available for a down payment, closing costs and reserves?

Financing and qualification

Can you qualify while carrying your existing mortgage, taxes, insurance and other obligations?

Timing and property requirements

How quickly could your home sell, and do you and the property meet the lender's or partner's criteria?

Total cost and risk

What would you pay in interest, fees and overlapping housing expenses if the old home takes longer to sell?

Important: Buying first may offer convenience, but it does not guarantee a faster sale, a particular sales price or approval for a loan or program. Compare the projected net proceeds and carrying costs before committing.

A practical next step—not a premature commitment.

We start with your goals and the numbers, then help you evaluate realistic options.

Questions homeowners ask before buying first.

Do I have to sell my current home before buying another one?

Not always. Some homeowners qualify to purchase first through conventional financing, equity-based financing or a specialized program. Eligibility, costs and timelines vary.

Will I have two mortgage payments?

Possibly. Depending on the arrangement, you could be responsible for overlapping mortgage payments, taxes, insurance and maintenance. A lender or program provider should explain the obligations in writing.

Is RED HomeSwap™ offered directly by Real Estate Diplomats?

Program availability may be provided through third-party partners. Real Estate Diplomats advises clients on the real estate transaction; the lender or program provider establishes its own eligibility, fees and terms.

What if buying first isn't financially practical?

You can consider selling first, coordinating closing or possession dates, or negotiating a leaseback where appropriate. We can compare those alternatives without assuming that a specialty program is the best answer.

Let's review your options

Find out what may work for your move.

Tell us about your current home, your next purchase and your ideal timeline. A Real Estate Diplomats advisor can help you identify which options are worth exploring. Submitting the form does not establish financing or program eligibility.

No obligation. Information will be reviewed before recommendations are made.
